About this tool

Work out the monthly payment, total interest and total repaid for a commercial loan, a housing provident fund loan or a combined loan. Use it before taking out a home loan to compare equal monthly payments (等额本息) with equal principal (等额本金), or to see how the loan term changes what you pay each month.

Results update as you type and come with a month-by-month schedule of payment, principal, interest and balance that you can download as CSV. Enter the rate from your loan offer, since the defaults are only examples. The figures are estimates, and the calculation runs in your browser.

How to use it

  1. Choose “Commercial loan”, “Provident fund loan” or “Combined”.
  2. Enter the amount in units of 10,000 yuan and the yearly rate in percent. A combined loan needs both the commercial and the provident fund amount and rate.
  3. Pick the “Years”, from 1 to 30, and the “Repayment” method: “Equal monthly payments” or “Equal principal”.
  4. Read the “Monthly payment” (“First month / last month” for equal principal), “Total interest” and “Total repaid”, and select “Download the schedule (CSV)” to keep the full table.

Common questions

What is the difference between equal monthly payments and equal principal?

With equal monthly payments you pay the same amount every month. With equal principal you repay the same principal each month plus interest on the balance still owed, so the first payment is the highest and the page shows the first and last payments and how much they fall each month. Switch between the two to compare the total interest.

How is the monthly payment calculated?

The monthly rate r is the yearly rate divided by 12, and n is the number of months. For equal monthly payments, payment = loan × r × (1 + r)^n ÷ ((1 + r)^n − 1); for equal principal, each month repays loan ÷ n plus the balance × r.

Are the amounts rounded?

The calculation does not round month by month; amounts are shown and exported with two decimal places. Results may differ slightly from your bank’s repayment schedule, which is the one that counts.

Does it handle prepayment or a change in the interest rate?

No. It assumes one fixed yearly rate for the whole term and does not model prepayment (提前还款).

How is a combined loan calculated?

The commercial and provident fund parts are calculated separately, each with its own amount and rate but the same term and repayment method, and then added together month by month.
